Getting started

From the moment you join the waitlist: 1–2 business days for our verification call, then ID verification is instant, document review usually within 24 hours, and on-site visits within 3–5 days. Most landlords are live within a week.

Verification

No. ID verified (Tier 1) is the minimum to list. Documents verified (Tier 2) is the most common stopping point. On-site verified (Tier 3) is optional but it's the tier that converts inquiries fastest.

Inquiries and tenants

Never. Tenants contact you through Balai's in-app chat. Your phone stays private — we won't even show it to a tenant after they've sent deposit. If you want to switch to phone or SMS, you exchange numbers directly inside the chat thread on your terms.

Pricing and billing

Indicative: around ₱500/month per landlord, but we'll consult landlords before locking it in and give 30 days' notice before any price change. No commission on leases. No per-inquiry fees. No boosted-listing upsell.

Account and data

We collect what you submit during verification (ID image, documents, on-site photos), your contact info, and your listings. Data is stored encrypted in the Philippines. We don't sell, rent, or share it with third parties.

When something goes wrong

Lease disputes are between you and your tenant — Balai isn't a party to the contract. We can supply chat records and verification history if you need them for a barangay complaint or small-claims case.
