What we will never charge for

Four things you’ll never see on a Balai invoice.

These aren’t omissions — they’re decisions. Every one of them exists somewhere else; here’s why we won’t add them.

  • Tenants — ever

    Tenants never pay Balai for anything. Browsing, saving, messaging, viewing — all free, forever. The product breaks if tenants can't fully use it.

  • Per-inquiry fees

    We don't charge landlords per inquiry. That model rewards spammy listings and punishes the good ones. You get inquiries; we get a flat monthly fee.

  • Boosted / featured listings

    No pay-to-be-on-top. Search ranks listings by verification depth, then by relevance — money doesn't move you up.

  • Verification re-runs

    First verification is included. Annual re-verification is free. We only charge for an additional on-site visit if you've moved units mid-year.

Brokers

Volume pricing for PRC-licensed brokers.

If you manage five or more listings, you qualify for broker pricing once early access ends — a per-listing rate that drops as your portfolio grows. During early access, brokers get the same ₱0 as everyone else.

Brokers also get an agency badge alongside each listing showing your PRC license number, so tenants can verify your standing independently.
